Nothing beats a cozy, relaxing bedroom — your own private oasis to retreat to and escape the rest of the world. Staging your bedroom (especially the primary bedroom) is a key step if you’re trying to sell your home quickly and at the price you want. You want to convey intimacy, warmth, and softness while still appealing to the widest possible range of potential buyers. We’ve put together five of our top tips for bedroom staging when selling a home. We’ve also included links to some of our favorite budget home decor finds from Amazon.


1. Simplify and Reduce
One of the most important first steps of the selling process is decluttering your space (or as we prefer to call it, simplifying and reducing). Bedrooms tend to accumulate excess bedding, clothing, piles of stuff you’ve been meaning to donate, stacks of paperwork, toys, and lots of miscellaneous items. Clear out as much as possible from the closets (paying special attention to getting everything off the floor), as this can be distracting for potential buyers during home showings. Moreover, an empty closet can give buyers the impression of ample storage space. Thoroughly clean each bedroom to present it in its best possible condition, and neutralize the space by removing family photos, religious or political items, and unnecessary knickknacks.

2. Maximize Floor Space
For most bedrooms, the bed is the focal point and is immediately noticeable when you walk into the room. Try to position the bed in a way that allows space on both sides. When possible, avoid placing one side against a wall as it can create a cramped feeling within the room.
When staging a bedroom in a home that’s for sale, try to limit the use of furniture to only essential pieces – nightstands, lamps, a dresser, and possibly a chair or bench (but take the chair/bench out if it feels at all crowded). Your goal here is to demonstrate to buyers that a complete bedroom set can comfortably fit in the space.
Ideally, the furniture in the room should match to establish a cohesive look. If you don’t have suitable pieces and are working within a limited budget, consider repainting or refinishing existing furniture instead of purchasing new items. Check thrift shops and online neighborhood groups for furniture in the sizes you need.

3. Style the Bed
A beautifully made, luxurious layered bed is a key element when it comes to effective bedroom staging. Opt for neutral bedding that can suit various design preferences. Choose plump standard bed pillows instead of flat or oddly shaped ones. To add a touch of color or pattern, complete the look with a few throw pillows that provide a playful accent. 4. Add Decorative Touches
When selling a home, you want the bedrooms to look warm, welcoming, and relaxing – decorated, but not overly personal — similar to high-end luxury hotel rooms. Avoid leaving out personal items (e.g., word art, monograms, family photos, collectibles, references to religion or hobbies). Instead, opt for bedroom decor that enhances the overall interior design and increases the perceived value of your home.
Healthy beautiful greenery or even realistic faux plants can create a warm and inviting atmosphere in the bedroom. Neutral, proportionately sized artwork above the bed helps draw buyers in. Incorporating an area rug, especially if you have wood or tile floors, can also add a cozy and comfortable vibe to the space. (If your bedroom is carpeted, forgo using any rugs.)

5. Lighten and Brighten
When it comes to any type of real estate staging, buyers across all demographics are attracted to light, bright spaces. Brighter rooms tend to feel bigger, and let’s face it – plenty of space is what buyers want. Give your bedroom a fresh coat of paint in a light, neutral color (see our recommendations), and touch up any marks or chips on the trim. Try to maximize natural light in the bedroom, which tends to be softer and more soothing than artificial light, by installing sheers alongside lightweight curtains. This allows sunlight to filter through while maintaining privacy and diffusing harsh lighting. Avoid heavy draperies or curtains with bold patterns or colors that may distract buyers.
You’ll also want to keep in mind that some potential buyers may visit the property during the evening or on cloudy days, so make sure there’s sufficient artificial lighting to brighten the space. Bedside lamps are a great option as their shades can soften the light and evoke a comfortable sleeping environment. Be sure to use light bulbs in both lamps and ceiling fixtures that meet our recommended lighting guidelines.
